The Dresden Drive Corridor Just Filled In. Here's What That Actually Looks Like This Summer.

For years, a walk down Dresden Drive meant hopscotching. You had the pocket of shops around Village Place at Peachtree, then a long stretch of surface parking, chain link, and a former county building sitting on a dusty four acres, then finally the restaurants clustered near Caldwell. Residents cut through that middle stretch. Nobody lingered in it.

That gap is closed. As of late April, the four-acre hole between Peachtree and Parkside Drive is a finished, occupied block, and the daily rhythm of the corridor has changed with it.

The block that used to be a shortcut

Locally based Connolly has completed Parkside on Dresden, a $70 million mixed-use development in downtown Brookhaven, situated on a four-acre site along Dresden Drive near the Brookhaven-Oglethorpe MARTA station. The development includes the 176-unit Solis Dresden Village, a six-level parking garage, 28,000 square feet of ground-level retail, and Woodley Plaza, a city-owned event lawn named after local businessman Dan Woodley.

Two things stand out for anyone who already walks this stretch.

First, the plaza is city-owned. That matters because it means the greenspace is not a private amenity for the apartment tenants. It is a public lawn with a stage, dropped into the middle of the block. Connolly and City of Brookhaven officials held a park dedication event April 25 for Woodley Plaza, a city-owned greenspace with a stage and gathering areas, named in honor of Dan Woodley, considered the "pioneer of the Dresden Drive corridor."

Second, the retail is fully leased before summer. That is not the norm for a project this size in the metro. It means the storefronts opening over the next few months are not placeholders. They are the operators who committed early.

What actually took the space

Rather than listing every tenant, it helps to sort them by what they replace in the walk. Before April, if you wanted a specific thing on Dresden, you drove for it. Now most of these are footsteps apart.

Morning coffee and pastry. Café Vendôme, an authentic artisanal French pastry bakery café that offers refined pastries, baguettes, and croissants along with coffee, sandwiches, salads, quiches, macaroons, and desserts in a traditional Parisian atmosphere. Both of the current locations are in Sandy Springs. This is the first inside-the-Perimeter location for the operator.

A juice-and-bowl stop that isn't a chain smoothie counter. Clean Juice Brookhaven at 1,100 square feet adjacent to the park, the first and only USDA-certified organic juice and food bar.

An after-dinner scoop. Honeysuckle Gelato at 1,000 square feet facing the park, a creamery serving gelato inspired by decadent flavors and desserts of the South. It's the fourth metro Atlanta location serving up scoops, pints, gelato sandwiches, and milkshakes.

A sit-down dinner concept built for the plaza. Confab Kitchen and Bar at 3,600 square feet with a patio adjacent to the park, inspired by the dining culture of Europe, designed for people to eat, drink, and converse with friends around food, beer, wine, and spirits. It's a new concept in metro Atlanta from local restaurant operator Doug Gross.

The corner anchor. El Valle at 2,900 square feet with a patio at the corner of Dresden Drive and the park, offering Mexican cuisine that showcases unique ingredients and flavors prepared with contemporary techniques alongside a wide selection of Mexican and Latin American wines and craft cocktails. It's the second metro Atlanta location.

A modern Asian concept. MIRAE at 5,000 square feet with a patio at the corner of Dresden and Parkside drives, meaning "future" in Korean, a modern Asian concept that fuses Korean, Japanese, and other Asian flavors alongside a craft bar.

Weekday fitness inside the same walk. F45 Training Brookhaven at 3,000 square feet along Dresden Drive, a global fitness community offering high-intensity functional group workouts, owned by a local franchisee with two existing locations around Atlanta.

The pattern to notice: three of these are second or fourth metro locations, not brand-new concepts. That reads as an operator vote of confidence. Doug Gross opened Confab as a brand-new idea for this specific plaza-facing corner. If you have been in Brookhaven long enough to remember when Haven and Valenza felt like the whole scene, this is a real inflection.

Why the plaza changes the summer, not just the year

A stage on a public lawn only matters if the city programs it. Brookhaven has already shown it will. The Cherry Blossom Festival draws crowds to Blackburn Park every spring, but that is a destination event with shuttles and closed streets. Woodley Plaza is walkable from every doorstep between Peachtree and Caldwell. Expect smaller, weeknight-scale programming there through the fall.

For a resident, the practical effect is this: a Thursday-night walk with the dog can now include live music without a car trip.

Siren, late summer, and the Word of Mouth cluster

The other move worth tracking is a few blocks over. Michel Arnette, the Atlanta restaurateur behind Arnette's Chop Shop, has a new concept in the works in Brookhaven. In late summer, Arnette will open seafood restaurant Siren next to Arnette's Chop Shop.

Arnette is behind hospitality group Word of Mouth Restaurants, which includes multiple concepts all concentrated in the Brookhaven area. His restaurants include two-story American steakhouse Arnette's Chop House, neighborhood restaurant HAVEN, Tuscan-inspired spot Valenza, and Vero Pizzeria.

Count them: steak, neighborhood American, Tuscan, pizza, and now seafood. Five formats from one operator, all inside the same ZIP code. That is a level of concentrated betting you do not see from a group that thinks the market has peaked. If you have been holding a Chop Shop reservation for a birthday and wondering whether the same team can pull off seafood, the summer will tell.

One free thing to put on the August calendar

The Link Festival takes place on Saturday, August 1, 2026 from noon to 8 p.m., at Blackburn Park in Brookhaven. Two logistics notes for people planning to walk over from the neighborhood. Blackburn Park is located at 3493 Ashford Dunwoody Rd. Brookhaven, GA 30319, and parking there is limited. If you live within the Perimeter side of Brookhaven, this is a bike or rideshare event, not a drive-and-park.

A Saturday loop for someone who already lives here

The point of everything above is that a single walk can now do work that used to take three separate trips. If you have out-of-town family visiting in July or August, this is a defensible half-day:

1. Start at Café Vendôme for a croissant and coffee on Dresden.
2. Cross to Woodley Plaza. If there is programming that morning, stay for it. If not, keep going.
3. Lunch at El Valle on the corner patio or MIRAE at Parkside Drive.
4. Detour down Dresden toward Peachtree for whatever is showing at Savi Provisions and the Village Place shops, which have been the anchor of that end of the corridor for years.
5. Late afternoon, gelato at Honeysuckle facing the park.
6. Dinner at Confab if the plaza is programmed that night, or hold the reservation for Siren once it opens next door to Arnette's Chop Shop.

No car between steps one and five. That is genuinely new.

What this means past summer

Brookhaven has been talking about a real downtown for a decade. A developer broke ground on a new mixed-use project that would bring high-end apartments, townhomes and shops to Brookhaven's soon-to-be city center. Terwilliger Pappas is building Solis Dresden Village, which will include 176 apartments, seven townhomes and 30,000 square feet of commercial space, located just east of the city's MARTA station, which is planned to become the site of a new City Hall.

The MARTA station piece is the tell. When City Hall relocates to that site, the geography of civic Brookhaven and the geography of retail Brookhaven will finally overlap on the same block. Summer 2026 is the first season where that idea is standing up in physical space instead of on a rendering.

For homeowners in Ashford Park, Brookhaven Heights, Historic Brookhaven, and the streets north of Peachtree, the practical effect is a shorter walk to more of the things that used to require Peachtree Road traffic. For anyone thinking about whether to renovate in place or eventually trade up within the same ZIP code, that walkability shift is worth watching. It tends to show up in resale conversations before it shows up in the data.
